In English common law, real property, real estate, immovable property or realty, refers to parcels of land and any associated structures which are the property of a person. For a structure (also called an improvement or fixture) to be considered part of the real property, it must be integrated with or affixed to the land. This includes crops, buildings, machinery, wells, dams, ponds, mines, canals, and roads. The term is historic, arising from the now-discontinued form of action, which distinguished between real property disputes and personal property disputes. Personal property, or personalty, was, and continues to be, all property that is not real property.

In countries with personal ownership of real property, civil law protects the status of real property in real-estate markets, where estate agents work in the market of buying and selling real estate. Scottish civil law calls real property heritable property, and in French-based law, it is called immobilier ("immovable property").

Land improvement in the context of North Crimean Canal

The North Crimean Canal, formerly known as the North Crimean Canal of the Lenin's Komsomol of Ukraine in Soviet times, is a land improvement canal for irrigation and watering of Kherson Oblast in southern Ukraine and the Crimean Peninsula. The canal has multiple branches throughout Kherson Oblast and Crimea, and is normally active from March until December.

Preparation for construction began in 1957, soon after the transfer of Crimea to the Ukrainian Soviet Socialist Republic in 1954. The main project works took place in three stages between 1961 and 1971. The construction was conducted by the Komsomol members sent by the Komsomol travel ticket (Komsomolskaya putyovka) as part of shock construction projects and accounted for some 10,000 volunteer workers.

Land improvement in the context of Land value tax

A land value tax (LVT) is a levy on the value of land without regard to buildings, personal property and other improvements upon it. Some economists favor LVT, arguing it does not cause economic inefficiency, and helps reduce economic inequality. A land value tax is a progressive tax, in that the tax burden falls on land owners, because land ownership is correlated with wealth and income. The land value tax has been referred to as "the perfect tax" and the economic efficiency of a land value tax has been accepted since the eighteenth century. Economists since Adam Smith and David Ricardo have advocated this tax because it does not hurt economic activity, and encourages development without subsidies.

LVT is associated with Henry George, whose ideology became known as Georgism. George argued that taxing the land value is the most logical source of public revenue because the supply of land is fixed and because public infrastructure improvements would be reflected in (and thus paid for by) increased land values.
